Town of Ajax

The Town collects property taxes for the Region of Durham, the Province (education) and the Town of Ajax in accordance with Town bylaws and policies. See an interactive example of how your Taxes are divided within the Town, the Region and Province by visiting the tax calculator.

Town taxes provide local services such as road maintenance, fire and emergency services, libraries and recreation programs.

Understanding Your Property Tax Bill

Interim Tax Bills are issued in January and are based on 50% of the previous year’s annualized taxes. Instalments are due at the end of February and April.

Final Residential Tax Bills are mailed in May and are based on new tax rates set by council, and updated annual assessments provided by the Municipal Property Assessment Corporation (MPAC). Due dates are the end of June and September.

Final Non-Residential Tax Bills are mailed in June with instalment due dates for the end of July and September.

  • The Province decides how much must be raised for education through property taxes
  • Durham Regional Council decides how much must be raised to pay for the services it provides
  • Ajax Council decides how much is needed to pay for local municipal services
  • A series of tax rates are set for various types of property (residential, commercial, etc.)
  • The tax rate is applied to the current year’s assessed value of the property to calculate the final tax bill
  • 33% to the Town of Ajax to pay for all local municipal services such as road maintenance, parks, recreation and culture, libraries, fire, planning, etc;
  • 55% to the Region of Durham to pay for regional services such as police, ambulance, recycling, road maintenance, waste collection, transit, etc;
  • 12% to the Province of Ontario specifically for education.

The region and province each set their own budgets, while Ajax council sets the local municipal budget. The totals are combined to calculate your tax bill.

The 2024 operating budget forms the spending needs for the Town of Ajax.

Yes. The Final Tax Bill issued each year in May is your receipt for Income Tax Purposes. This Tax Bill must be stamped “Paid” by our office in order to claim for income taxes.

Schedule 2 on the back of your Final Tax Bill explains the change in your taxes from last year to this year. The Local Municipal Levy Change is the increase for the services the Town will continue to provide. Upper Tier Municipal Levy Change is due to the Region of Durham budget increase. Tax Change Due to Reassessment is based on whether your property value increased or decreased more than the average property in Ajax.

The Assessment Act allows a municipality to issue a supplementary tax bill for new buildings, new homes, alterations, improvements or class changes. Supplementary assessments can be added for the current year and up to two previous years.

Supplementary bills will be payable in two instalments only; therefore new owners are advised to plan in advance for the eventual payment of these taxes.

As noted on your Final Tax Bill under “Special Charges/Credits”, the stormwater fee for residential properties is charged as an annual flat rate per residential unit. Non-residential properties will be charged based on actual imperviousness of a property.

Tax Rates

The tax rate is calculated using the total amount of funds required for the Town of Ajax to provide goods and services, and the total assessed value of all properties within the Town.

A separate tax rate is set for each property class by each of the three government agencies (Town, Regional and Provincial).

The tax rate is set after Town Council and the Region of Durham approve their budgets and the Province of Ontario sets the education rate. The tax rate is applied to the property’s current year assessment value to determine the amount of property taxes to be billed for the year.

It is based on the assessed value of your property as provided by the Municipal Property Assessment  Corporation (MPAC). For newly built homes, where you do not yet have a full assessment value from MPAC, you can estimate your taxes by entering the purchase price of the property.

For Commercial and Industrial properties, this estimate does not include vacant or excess land subclasses, local charges, capping or clawback amounts. This calculator is only valid for estimating base taxes before any additional charges or credits

More than just a convenient way to check your balance, the portal helps you stay on top of your payments and access important information whenever you need it.

  • Easily access your past payments – When filing your income taxes, you may need to report the property taxes you paid in the previous year. With the portal, you can check this information at your convenience, without searching for old statements.
  • Stay informed on upcoming due dates – View your next property tax installment and never miss a payment.
  • Check billing and payment schedules – The portal includes a message board where you can see upcoming bill dates and other important updates.
  • Track your property tax details anytime, anywhere – Instead of waiting for a mailed bill or calling Town Hall, you can access your account 24/7 and get the information you need instantly.
  • Update your mailing address – Do you have a rental property in Ajax? Request a mailing address update through the portal to ensure that all bills and notices will be delivered to your principal residence.

How to Get Started

To use the portal, you’ll need three pieces of information from your most recent property tax bill. Follow these steps to register and log in:

Before you begin, have your latest property tax bill ready. You’ll need:

  • A valid email address – This will be used to verify your account and send important updates.
  • Your roll number – Located on your tax bill (see example below).
  • Your access code – Located on your tax bill (see example below).
  • Your full name exactly as it appears on your tax bill – Including any middle initials, hyphens, or special characters.

Important Note:

Format Matters: Names are typically displayed in Last Name First Name format, and may include middle name, middle initials, hyphens, commas or other special characters. Be sure to enter it exactly as shown.

Multiple Owners: If there are multiple property owners listed on the tax bill, each person can register separately using their own name as it appears on the bill.

Multiple Properties: You only need to register once. After creating your account, you will have the option to add additional properties from within the portal.

1. Click “Register” to create your account.

  • This will take you to the registration page.

2. Review and accept the Terms of Use.

  • Before continuing, you’ll see a brief notice about privacy and system use. Simply review and click “Accept” at the bottom of the page to proceed.

3. Enter your roll number, access code, and name exactly as shown on your property tax bill.

  • Your name must match exactly – typically Last Name followed by First Name, including any middle initials, hyphens, or special characters.
  • Carefully enter your access code – Some characters may look similar. Be sure to distinguish between: the number 0 (zero) and the letter O (capital o), as well as the number 1 (one) and the letter I (capital i).

4. Enter your property details.

  • Street Number: Type only the number portion of your address (e.g., for 123 Main Street, enter “123”).
  • Unit Number (if applicable): If you live in an apartment, condo, or multi-unit building, enter your unit number.
  • Street Name: Select your street from the drop-down list. You can also start typing to find it quickly.

5. Provide a valid email address and create a secure password.

  • Your email will be used for account verification and future login assistance.

6. Set a security question and answer.

  • Choose a question from the drop-down list and provide an answer.
  • This helps protect your account and allows you to reset your password if needed.

7. Tick the box “I agree that the above information is correct, and I am ready to submit my registration”. Then tick the box “I’m not a robot” to confirm.

8. Click the Register button.

9. After completing registration, you will receive an e-mail confirming that your account has been created. This e-mail will include a link to log in to the property tax portal.

Once registered, login anytime to:

  • View your tax balance and due dates.
  • Review your transaction history.
  • View your current value assessment.
  • Update your mailing address (if applicable).

What You’ll See in The Property Tax Portal

After logging in, you’ll see a snapshot of your account across the top of the screen, including:

  • Your name and property address
  • Account and roll number
  • Mailing address (if different from the property address)
  • Access code

If you have more than one property, use the dropdown menu to switch between accounts.

This section provides a high-level view of your tax account:

  • Current balance and recent billings
  • Message board with Town updates
  • Levy breakdown (Town, Region, Education portions)
  • Chart showing levy history over time
  • Contact information if you need support

Easily review your past payments and charges:

  • View transactions organized by year
  • Expand each year to see full details

View how your property is assessed:

Methods of Payment

You will need your 15 digit roll number to pay your taxes online. If you do not have your roll number contact the Tax Section.

Each financial institution has the option to register the Town under whatever name they choose. Common names include:

  • Bank of Montreal – Ajax City of, Taxes
  • CIBC – Ajax Taxes
  • Royal Bank – Ajax Ont, Town of – taxes
  • TD Canada Trust – Ajax Taxes
  • Tangerine – Town of Ajax, taxes

If you cannot find us under one of these names, please contact your financial institution to ask for assistance.

Directions may be slightly different depending on your bank:

  • Sign on to your financial institution’s web banking site
  • Select “Pay Bills”
  • Select “Add a Payee” or “Find a Payee” – search for AJAX TAXES
  • Add the payee and enter the roll number
  • Enter the amount of your payment
  • Submit the payment and record your confirmation number

For your convenience, set up pre-authorized automatic withdrawals from your bank account to pay your taxes either monthly or four times per year. To set up pre-authorized payments, you need to:

  • Complete the Pre-authorized Tax Payment Plan Application Form
  • Attach a void cheque or direct withdrawal form to the application

Include your roll number on the front of your cheque. Cheques made payable to the Town of Ajax can be current dated or post-dated to the corresponding due dates. Make sure to send your payment well in advance of the due date.

You will need your 15-digit roll number to make a payment; the roll number is formatted: 0x00xxxxxxx0000.

Visit PaySimply, our secure third party payment provider, to pay online with any major credit card, PayPal or Interac eTransfer. Please allow a minimum of 3 business days for processing.

A convenience fee will be applied to cover payment handling and processing charges. Please visit the PaySimply website for their terms and conditions, convenience fees, payment processing times or any other inquiries.

Credit card payments for property taxes cannot be processed in person at Town Hall or over the telephone with Tax Section staff.

Pay your property taxes in person at Town Hall located at 65 Harwood Ave S. We’re open Monday to Friday from 8:30 a.m. to 4:30 p.m. We accept debit, cash (up to $5,000) and cheque payments.

Payments may be deposited at Town Hall at any time using our 24-hour drop box, located at the parking lot entrance (65 Harwood Ave S). Please note that only cheque payments are accepted through the drop box—do not deposit cash. Be sure to include your roll number on the front of the cheque.

Payments can be made at your financial institution or bank branch with a bank teller. Most financial institutions also offer payment through electronic telephone service and over the Internet. Please contact your institution for more details and note that your tax account will be credited when payment is received at our office, and not on the day funds are withdrawn from your bank account.

Make arrangements to pay your property taxes with your mortgage company. Contact your mortgage company directly for details.

If you are late paying your taxes, a penalty charge of 1.25 percent will be added on the first business day of each month until we receive the payment. Payments are applied first towards the outstanding interest and then to the oldest outstanding taxes.

Penalty is legislated by the Municipal Act, 2001 and cannot be waived.

If you are sending a cheque, payment is considered to be made on the date it is received and posted in the Finance department, not on the date it is mailed.

If you are paying at a bank, through online or telephone banking, or using the third-party credit option, payment is considered made on the date the bank tells us you paid.

Change of Ownership and Newly Constructed Homes

An Ownership Change Tax Information letter is mailed when there is any change in title on a property.

Newly Constructed Homes

Newly constructed homes are not fully assessed. Your tax bill is based on the assessed value of the land only. Your house will be assessed by the Municipal Property Assessment Corporation at a later date.

Estimate your annual taxes by multiplying your purchase price by the current tax rate. Planning ahead for this amount ensures that when the supplementary tax bill arrives, you will have the necessary funds set aside, minimizing any financial strain.

Supplementary assessments can be added for the current year and up to two preceding years and will be payable on two installment dates when possible.
